ask for a extra deposit for the dog in case of any damage
if he says no
then choose another dont let / rent it out
Like the person before said, deposit is the best idea. My landlord charged me half refundable and the other non-refundable. I found that to be a good bargain since most people’s pet deposits are non-fundable. I think if you propose this, both of you can be happy.
To be honest, I have found with renting my own properties that most kids are harder on rentals than most dogs. You will get the occasional people that allow their dog to trash a house, but most people have decently behaved dogs that won’t hurt your house at all.
I have rented my house to people with dogs and just asked that they paid a larger deposit with a certain amount being non-refundable for carpet cleaning and such. So far we haven’t had a bad experience at all.
it depends on the dog ask if it is trained and ask for a pet deposit fee so that if something is damaged you have the fee
unhouse broken pets are always a problem….you could have to replace all the carpet if it’s not….tack on a rider for 50.00 per month extra for the dog and they must pick up the poop from the yard or out they go….have it in writting…make them sign it
I would ask the potential tenants what they do with their dogs. While folks who have dogs who are just plain pets can be good tenants, people who do obedience training, agility, therapy work, or other dog-related activities with their dogs tend to be just a little more responsible. Also, ask the potential tenants to let you meet their dogs. Are the dogs well mannered and under control? Do they walk politely on their leashes, and not jump all over you? Those are the pet-owning tenants I’d rent to over the others. Ask for vet references. If the dog gets proper vet care regularly, including proper vaccinations, the owners are more likely to be responsible tenants.
There are of course horror stories where dog owning tenants have damaged propery, but I think you’ll find that these tenants weren’t screened for responsibility of ownership prior to being allowed to rent. Screen your applicants well, and you may find a dog owning tenant to be a better choice than some petless applicants. Good luck.
Well, it is up to the dog in question. Ask the potential tenant if the dog is known to dig outside or damage things inside. Some dogs will, and maybe they aren’t the best option, but other dogs are well-behaved and calm while inside the house. So question the potential tenants to find out what their dog is like before agreeing to anything.
It would depend on the owner and the dog. I rent a house and have a dog. My landlord wanted to meet the dog prior to renting to me, but once he met her he said it would be no problem. My dogs are well behavied and not distructive. Ask to meet the dog before you rent and you’ll be able to tell from the owners if they are in control of their animal or not. You might want to add a clause in your rental agreement that states that any damage done by the dog is the sole responsibility of the rentor to fix to your specifications.

I am the owner of a well-behaved 18 month old Bichonpoo (11 1/2 pounds) and a 12 year old cat. I am currently trying to rent an apartment in Long Island New York. NO ONE wants to rent to me. I am offering an extra month’s security because of the pets this is something you might consider offering a perspective tenant. An extra month’s security will cover any damage the pets might do. Another alternative is to stipulate in the lease that when they move they replace the carpet in the apartment. The only problems a dog might cause is having an accident on the rug. Most dogs aren’t really destructive in terms of tearing up walls and floors etc. You could also stipulate small dogs only. Just some suggestions.
