If you own the property you can rent it and collect rent and if doesn’t matter whee you live.

Of course you can. Your only problem may be administering the rental from afar. If you have trusted friends or family who are willing to deal with the tenant, upkeep etc, good, but if not you may want to consider a rental agent who can collect the rent, find new renters if needed, and look after any problems.
