I am renting my house(3 BR, 1.75 BR) in California. I would like to ask how often I can increase the rent knowing the rental agreement is based on month to month. Can I do that every 6 months knowing that my mortgage payment for this house is higher than what I am renting it for by $450. Thanks.

I don’t know if California has more laws than people but everything having to do with rental in California just like any other state is governed by the State’s Landlord Tenant Act given the complexity of California law and the fact that I’m not a legal begal but only licensed to practice real estate in New Mexico it would be best if I give you the information you really need to research from our research department. This way you can locate the specific information you need and might even find out requirements that you currently are not doing that might be required of you as a landlord.
To research landlord tenant issues in California you will need to go to the following links:
LAWS: See Chapter 3 of Business & Professions Code for Real Estate. Or California Civil Code:

As you can see there is plenty of bathroom reading but as a property owner you should have all of this information.
Buena Suerte
On a month to month, you can raise it every month if you wish. However, if you’re raising it more than 10% at a time, then you have to give them a 60 day notice.
Also, your rent should reflect market conditions and not based on your personal situation. If you think that you can get 2k/mo on your house, then raise it to 2k.
I do property management for both my rentals and other people’s rentals in Southern California. If you need help or have any questions, let me know.
