We live in California.
And if the answer is yes, where can you find a mobile home as a rental in your own lot?

If you are looking for a junk trailer (not to live in) to put things in then to move it off your lot you can rent a truck or a railroad car.
If you are looking for a rented mobile home to have like someone stay with you or are thinking of buying a cheap storage unit that looks like a little house for the purpose of someone staying with you then I don’t think that would be permitted because it would need water and sewer connections and would need to be approved by your city or county and in the case of a mobile home you’d need to pay taxes on it.
I’ve never seen rented mobile homes except when they are already set on lots in mobile home parks. I’m sure you could buy a $10,000 20 or more year old MH but they you’d have to transport it which could cost you $1,000 in the east (more in CA) and that’s not the cheap you’re looking for.
Frankly I think the health department would come after you if you had an old MH in your back yard without hookups….so my answer to you is no..
NO. It must be zoned of multi family and Mfg home in your area and zoning must comply with how many units per sf of land you have. Most areas only allow 1 dwelling per required lot size. You would also have to run a meter for power and water, It would also have to be connected to the main sewer line. I you have a septic system, you would have to have a 2nd one installed or a larger one to handle the all the sewage. Septic systems are rated by the number of bedrooms. If you have a 3 bedroom house now, then the septic system will able to handle the load you have now. VERY POOR IDEA!!!! Thank God there are zoning laws to keep people from doing things like that.
If you don’t live in a HOA community, you can put the mobile in your back yard. You can not have a 2nd family live there, tho. To do that , you have to be in an area zoned for mobile homes and also zoned for 2 families on the same lot. That zoning would be R-2 or multi-family. The zoning is available at your city Planning and Zoning office.
