Are the floors in good shape? If not use laminate squares and put that in yourself (very easy), if your renting these out buy some extra for replacement down the road. Are the cabinets wood, laminate or plastic? If they are wood you can repaint them or re-stain them for a fresh look, changing the hardware is a good way to modernize a tired looking cabinet. If they are laminate reface them with new laminate, you can do this yourself pretty cheaply, go to home depot or Lowe’s and they can walk you thru install, make sure to have a dremel or router to clean up the edges. If they are plastic your best bet is to replace. A fresh coat of paint on the walls is always recommended. Counter tops have a wide range of expenses. Laminate is your cheapest option but it looks it. But it all depends on how much money you want to sink into this. When I redid my counter we used a green marble look laminate but to give it a more polished look we squared off the edges then put 1×1 board on the front and painted it a gloss black. Everybody that sees it thinks it is set in marble.
