U buy a house in Australia, u own the land. What about apartment and villa units? Do u own the land?

I wanted to buy property in Australia. I think property without land could depreciate in value and you might not have full control to do with the property such as renovation etc. Owning an apartment unit might not allow you to own the land, what about villa?

For an apartment you own a % of the land but cannot do anything with it unless all the other land owner agree.
For a villa it depends if there is a HOA for the villa complex – if so then the same thing would apply.
