sounds a good bit to me, email me i`ll do your foundations for you.
i would say it might be a bit more but well done hope your happy in your new home.
If you need to ask here then do yourself a favour.
Engage a project manager who can develop a proper set of costings for your renovation, engage the skills to draw detailed plans and manage the project and timetables.
If you attempt to do it yourself when you are fairly green, it will go very wrong very quickly.
Square footage of all useable floor space (ground and first floor) x £140 for a top quality finish with kitchen and bathrooms done.
If your up to about 1,900 sq ft of living space. Should have enough left over to do the garden.
theres nothing ‘usual’ about a barn conversion as each one is different. I’m assuming you already have the planning permission or is the barn on land you already own or are you buying it with planning permission already granted? TBH its not a question anyone here would be able to answer with any authority unless you submit the details so we can all have at least something to go on. eg size, exact state of existing barn. surveyors reports and an idea of what you expect from the conversion as in number of rooms etc.
great challenge though, good luck with it.
BEFORE YOU DO ANYTHING go to the Local Council Planning Office and sort out verbally with them what they willl accept or not accept. Then you can hire a architect to draw it all up for you and get your planning permission passed first timem they are quite strict on barn conversions. Then hire a Project Manager to oversee everything else for you, the PM will probably save you loads of money with contacts he already has and take all the stress away from you and you will get ripped off. DO NOT DO IT YOURSELF it will end up costing you more. Tell the PM that your budget is £200,000 and extras always arise and before you know it you will be around the £270 mark. It should be enough so long as you have a good PM you may even get some change. Just ensure that you get to choose all the colours and materials for the finish so that you really like it. Use designer radiators where space is tight as they go UP the wall instead of across it. Quality Insulation will also be so important especially in a barn.
If you own the land and have planning permission, your funds should be plenty. Ask builders etc for quotations, and you will have a clearer picture. I am told that it is the site that makes building a new house so expensive, that the actual building (unless you plan a mansion or something extravagant) could be done for that money. And you have sound walls to begin with. But do get those quotations, and factor in things which may not be in the barn already – like connecting to power, water and sewerage.
Hi…GOOD LUCK TO YOU….i have just spent he past 5 years renovating and i can assure you it’s not cheap…..on average you are advised to put aside the cost of the property again for renovation costs with a little on top for the unexpected, and believe me there will be unexpecteds….renovating is very expensive and i could have built my house from scratch for less than i have spent renovating. However, on the upside…if the renovation is done sympatheticaly and using original reclaimed materials that are in keeping with the age of the property, you will end up with a beautiful home….you just need staying power and a lot of patience.
