rent back

We’re a non profit organization and can’t afford rent on an office but since a company can’t get a tax deduction for allowing us to use it rent free could we pay them rent every month and then have them “donate” the same amount back to us? We would be shown as paying rent and they would be shown as giving a monthly donation. Would this be wrong?
Would it not profit the company renting the office to us by them being able to deduct the cash donation they’re making to our non profit org. ?

I am renting out my house and the tenant is behind on rent? They want to renew a month to month after their lease is up? They said that they don’t need to pay all the money as long as they are paying some money.

renovate house

My husband and I are renting the perfect size house for us in a seemingly perfect neighborhood. We don’t want to move b/c we are getting a great deal on the rent compared to local mortgages.
We are slightly interested in renting to own, and so is our landlord. He is really nice but lives far away from us, so he can’t get out to the house much. In fact, he hasn’t been to the house in the last 5 years!

We know the prevous two renters and go to church with them. The same carpeting, kitchen cabinets, kitchen appliances and light fixtures have been in the house since it was built and we are so embarrassed when company comes over, but we don’t think we should have to pay to replace all that, especially if we don’t decide later to buy the house.

How can we ask our landlord to renovate it? Obviously we wouldn’t ask for it all to be done at once- just knowing he will change it would help us feel better. Should we ask? When do we ask? Any ideas?

I am renting my house(3 BR, 1.75 BR) in California. I would like to ask how often I can increase the rent knowing the rental agreement is based on month to month. Can I do that every 6 months knowing that my mortgage payment for this house is higher than what I am renting it for by $450. Thanks.
