The tenant has not paid rent for may or June. She wants her security deposit back. I had a back up in the basement that the plumbing company has not been able to repair it. I was willing to let her leave with no notice but she has not left. How can I get my money before she leaves if she does not give a forwarding address? Can I take her to small claims court rather than trying to evict her first. If she moves nad does not give a forwarding address I can not take her to court later.

We put down the deposit with intention to buy the home during the 3 month lease. After finding out we couldn’t get financing, we decided not to rent a home that was on the market. Nothing was signed and we had the impression that the money was toward the deposit, not to hold the home from being leased. The agency says that we made a verbal agreement and they are keeping the money. Is this legal?

Is it legal for a renal agent to hold one year’s rent from my tenant? I am a landlord and because my tenants are from overseas they have required that they pay one year’s rent up front. The agents are holding this money and paying me my ‘monthly’ rent. Why should they receive the interest from this huge sum? The money isn’t theirs! Loop holes or grounds for argument please.

The landlord is going through divorce and has failed after many requests to offer a way to make rent payments. Are we liable for back rent if there is no way to get the rent money to him?

Quick House Sale

The owner of the house I live in owes the city thousands in fines and, and has several violations against the building. The property has gone into receivership with the city of Buffalo. I have no idea what’s going on. I was told the owner no longer has control of the property. They city has another agency collect our rent, and then that money is to be used to correct violations, etc. I was told the owner cannot evict us. Last week the property owner told me that we are being evicted. I’m trying to find out what the process is like when properties go into receivership. What happens to renters like me when we get caught up in a mess like this?? None of the agencies I’m having to deal with seem to know. Anyone know anything about this?? I don’t feel it’s fair that I be evicted and have that mark against me on my credit when I did nothing.
I don’t think there’s a mortage. The property wasn’t taken by the bank, it was taken by the city. According to the property manager, the owner owes the city 16k. The property has been under receievrship with the city for about a month, so how long until it gets sold/auctioned? I would assume they’d give the owner a resonable amout of time to pay fines, etc. Where could I go to find out details reguarding what’s going on? That type of information is considered public record, isn’t it?

Quick Property Sale

Get a Real Estate Agent or try to sell condo myself?

sell property fast

I purchased my 1bdrm condo in Atlanta less than two years ago and feel I will be lucky to sell it now at my purchase price. We must move in August. I don’t want to loose money, and I fear I might once agent commission gets factored in. Also, in theory, selling w/o an agent would allow me to drop the price to move the property faster. Is it feasible that I could sell my condo myself in less than 8 months, given the current market? Or, since I must sell by August, is it wiser to get an agent’s help Now? What exactly will an agent do for me that I could not do myself?
