I’m currently looking to rent a flat and move out of the family home, when it asks for references what exactly is it they’re looking for?

I am trying to find a property to rent in Lancaster UK. Is there any ways to find privately rented houses other than the local newspapers? I’m not having much luck with the newspapers and would appreciate other ways of finding a property without having to pay estate agents fees.
