I am renting my house(3 BR, 1.75 BR) in California. I would like to ask how often I can increase the rent knowing the rental agreement is based on month to month. Can I do that every 6 months knowing that my mortgage payment for this house is higher than what I am renting it for by $450. Thanks.

I have rented to two different families now and both of them have left me holding the bag. With outstanding rent, water bills and damages.The last tenant simply went underground or something. She has lost her state job, no one has seen or heard from her. My house has been on the market for about 3 months now. We have had 3 open houses with a few lookers and 2 private showings that said the house was too small or not open enough. It is a 1.5 story tradiotional with about 1300 square feet above grade and about 1900 with the basement living space. We have moved a couch out and moved the kitchen table into the living room to make a dining room. Please take a look at these pictures and give me some opioions about what you like and don’t like about the house. We are down as low as we want to go on it. It also has about 3 acres. I would like to sell my home myself in a fast-moving neighborhood. But really don’t want to pay a real estate agent. Is there a way I can put it on the local MLS for a fee? I’m sure it will sell quickly and I may consider giving the buying agent a commission. But due to the low value of the home, I doubt a listing agent will represent it well or lead buyers to it. I don’t want to pay him/her a commission he/she doesn’t deserve.
I know a listing agent can be beneficial. The problem is there aren’t any good ones in my area. I don’t need assistance in marketing my property. Most houses for sale like mine aren’t featured in the local publications. Agents focus on the expensive houses. Often I see selling agents encourage the sellers to take a low ball offer. I know what my house is worth and what the ones in the area are selling for. I know what I will accept for the house. I know what to disclose about the house as well. Like I said houses in my neighborhood move quickly. The FSBOs go just as fast as the ones listed. Thanks to everyone for their input.

I gave the owner of this house in which I was planning on renting a room money for the room I was planning on renting. I changed my mind and want my money back, I haven’t stayed in the room for even a day yet. Unforunately I lost the key too, and moving is just too difficult. He wants to wait until he finds another tenant to give me my money back. WHat are the legal ramifications for this?

We purchased a two-lot parcel about 2 & 1/2 years ago. We have a balloon payment of approximately $11,000 due in June. We purchased the lots for $29,000, so we have equity in them, but we don not have the cash to make the balloon payment. We’d rather sell for small profit or break even to pay off the loan and get so cash in our pocket from all the equity we’ve paid in. The lots are on a cul-de-sac street in Oakwood Hill 3 Subdivision, Walton County Florida. Parcel ID# 17-3N-20-28080-032-0310. All utilities available: Power, Water, Phone. Existing homes on the street. There is a new fire-hydrant about 3 lots down (great for lower homeowners insurance). The Real Estate Market is slow and If we could wait a year or two, we could make some profit, but we are desperate. Can somebody please help give us some advice, or make an offer on our nice Florida property.
