How to Find Cheap Vacation Rentals

Sad that you cannot afford a luxury room in a plush resort? Well, there’s no need to shelve your holiday plans just because of that. With the all new craze among travel bugs, you no longer need to dole out more than half your traveling budget on rooms. Inexpensive vacation rentals allow you to enjoy a dream vacation for a very low price.

Cheap vacation rentals are very attractive these days because:

You can easily find the accommodation of your choice for much less than you would imagine. Your vacation rental could be a one bedroom log cabin, a condo, a flat or a 6-room villa.

Private accommodation ensures more privacy, comfortable amenities, more space and good food – all for a song! Most vacation rentals have their own private gardens and a huge array of amenities like washer, dryer, refrigerator, high speed internet connection, spa, fireplace, a private pool and much more. These make your stay more comfortable though inexpensive.

Cheap vacation rentals help you save a lot of money. The convenience of a full fledged kitchen means you needn’t waste money on eating out. A good washer and dryer system is another money saver.

Unlike hotels, vacation rentals have fewer rules. It’s almost like staying at home. For instance, many cheap vacation rentals are pet friendly and they do not have prying eyes following your every move.

In the past, travelers had little choice but depend on travel agencies to find them suitable hotel rooms or vacation rentals. As a result, most travelers had to pay a hefty price even for cheap rentals. Also, there was the element of security. Travelers to a foreign country often felt safer booking with a hotel because they could not see the vacation rental or get any opinion about it beforehand. All that has changed.

Inexpensive communication tools and the internet have made it possible for people to arrange their own cheap vacation rentals. Vacation rental websites are dedicated to offering vacation rentals in a particular area. All you have to do is enter the required information in their search boxes and wait for the listings to appear. Most of the listings come with pictures and testimonials. This makes it possible for you to make an educated decision, in the shortest possible time.

But, the plethora of information on the web regarding cheap holidays and inexpensive vacation rentals can become somewhat overwhelming. So, given below are a few guidelines that help you find the cheapest vacation rentals easily.

Many rental websites offer free services. Of course, they make their profits elsewhere. But the point is this: there is no need for you to join a paid website.

Choose vacation rental websites that are directly associated with property managers, as opposed to individual owners. When you deal with individual owners, the risk you undertake is slightly higher. Also, there are no guarantees on timely response and security. On the other hand, property managers are only too happy to respond to your queries, make suggestions and help you find the facilities you want.

A reputed company is always the best choice when it comes to finding cheap vacation rentals. When you go directly to individual owners, you never know whether the property really exists and whether the pictures are genuine. A reputed company will verify these for you before they list the rental.

Rent Back

Is Sale And Rent Back A Scam?

rent back

More and more people are selling and renting back their properties as the option becomes more widely understood and regulated. The 2 main reasons why people chose this option is because either :

(a) they can not afford their mortgage or debt payments so they want to pay off their debts by using the equity in their property without remotgaging or moving out.

(b) they have a lot of equity in their homes that they want to release (for their retirement, for comfortable living etc) without moving out or remortgaging.

So some people do it out of necessity and some people do it as a lifestyle choice; they are asset rich and cash poor and chose to access the cash in their property whilst continuing to live in it.

The people who sell and rent back out of necessity are normally in one of the following situations:

* Facing repossession

* Experiencing financial difficulties (due to a whole host of reasons)

* Ill health

* Separation or divorce

* Bereavement

Obviously this does not cover everyone but these are the main reasons behind the forced sale category.

What other options are there?

For those who are not in the forced sale category then a similar option could be a reversionary scheme whereby the owners sells their property to a reversionary scheme operator who then lets them live their rent free indefinitely. Sounds great except that the house is bought way below its market value depending on the age of the owner and the owner received little or none of the sale money (this is used to pay their rent). The scheme operator purchases the properties for a small percentage of its actual value because they take the risk that the previous owner will not live there for a very long time (i.e. they will die at around a certain age). Therefore, if the previous owner wants cash for themselves or to pass onto their family they may chose the sale and rent back option whereby they get more money back (although they have to pay a higher rent to stay in their property).

For the forced sale category other options include remortgaging but to pay off debt sand keep ownership of the property. However, many are in the situation because they have remortgaged so many times they can not afford the payments anymore and lenders will not allow then to remortgage. Others have the option to remortgage but see the danger of increasing debt to pay off other debt they are struggling with.

What price will sale and rent back companies pay?

It will vary between companies but you should be looking to get between 70-85% of the market value of your property if you went down this route. A reputable sale and rent back company will also pay the legal costs of the seller and all valuation fees. Note that the seller will not be liable for estate agent costs or HIP fees so there is extra savings for them here meaning that the discount is not harsh.

What rent will they charge?

The rent charged will depend on the sale price of the property. Some people want very cheap rent so they may negotiate to sell their property for at 70% of its value in exchange or cheap rent. However, even if people sell at the maximum price offered by the sale and rent back company then the rent charged is normally cheaper than previous monthly debt payments. If this was not the case the previous owner may not be able to pay the rent so there would be no point in doing the deal.

Beware

It is important to note that regulation is still in the pipeline for this industry and you should be aware that they are some unscrupulous operators in this field. If you go down this route make sure:

* You do not pay for any valuation fees ever. These should be paid by the sale and rent back company but some pass this on to the seller.

* You do not pay more than 500 GBP of legal costs for the sale (these should cover all your legal costs and the best companies pay this)

* Get the offer in writing including the future rent payments.

* Confirm how much rent will increase every year you live there.

* Ask for the contact details of previous customers to see if they are happy with the service

* Research the company to see if they have been many complaints about them

* Confirm the company is with one the sale and rent back associations such as the National Association of Sale and Rent Back (NASRB).

The Advantages of Renting Out a Property With an Option to Buy

rent back

Renting out a property with an option to buy has many benefits and is a great way to lease out a property. When doing this it is important to have a good contract. The contract should have a clause in it so if the rent is ever late the option to buy will be forfeited. One good advantage when renting a property with an option to buy is you are more likely to always get the rent on time. The person or family will not want to lose the option to buy the property so it gives them more incentive to pay the rent on time.

Another advantage when renting out a property with an option to buy is you can charge higher on the rent since some of the rent is going towards the purchase of the home. When doing this make sure you put in the contract how much of the rent is going towards the purchase or the property. This will make sure that you and the person or family will see eye to eye when it is time to sell the property.

One last advantage of renting a property with an option to buy is the person or the family will be responsible when it come to fixing up and maintaining the property. This will make them more likely to take care of the property. This must also be put into the contract. Renting out a property with an option to buy is one good way to keep a good person or a family renting from you for a long time. Renting and selling a house is usually not an easy thing to do but if you use some of the information here it can make the process a little easer.

A good web site where you can see more information on topics like this is Real Estate Facts which is highly recommended. Thank you and enjoy.

Kitchen Renovation Ideas – Blend the Old With the New

renovation

An old friend of mine moved into a beautiful, late 19th century, Victorian style home a little more than 12 months ago. At a recent party she held at the home many of the guests commented about the quaint old fashioned style of the kitchen and how cozy and friendly it seemed. At this point my friend declared that she and her four children all absolutely hated the kitchen area and would love to renovate and modernize it but were utterly daunted by the task and so had not attempted it.

Her main fear was the perceived high cost of renovating an old home as she had heard many home improvement horror stories – People spending tens of thousands of dollars on what started out to be quite modest renovations, only to find a number of non-budgeted repairs and maintenance were also required, therefore significantly blowing out the estimated costs. My friend did not relish the idea of finding herself in a similar predicament so the idea of undertaking restoration and renovation work had been shelved. One of the guests at the party was a builder and another a professional interior decorator and they both explained that while restoration work (restoring the building to ‘as new’ condition similar to when the building was originally constructed) was quite extensive and time consuming, however, a renovation (modernization) project was relatively cheap.

Kitchen Renovation Ideas – Without The Fear Factor

Most homeowners, my friend included, have the perception that old houses are especially difficult to renovate purely due to their age, but this is not entirely correct. In reality whether the house is old or quite new, a kitchen renovation nearly always turns out be very cost effective and the habitants will see a marked improvement in the area. Kitchen renovation ideas for old homes can be planned so that new items and appliances can be integrated along with the kitchen’s older features, for example your new stainless steel refrigerator would not appear to be out of place being in the same kitchen as an old wood-burning stove.

The true key to affordable and effective kitchen renovation ideas is in the planning stage and this applies to any kind of home, whether new or old.

First on the list of all sound kitchen renovation ideas is to adequately cost your planned renovations. This is the most critical aspect as you should not attempt any substantial renovation project unless you have enough funding available or you can enlist the help of your bank or mortgage provider. Notwithstanding the fact that you require substantial funding, take heart in knowing that you can reduce costs in some areas without sacrificing the over-all quality of the renovation. It is important that you allocate adequate funds for the key aspects of the renovation, namely the design component, labor costs and appliances and fixtures.

If you propose to undertake extensive remodeling or structural changes then be aware that this type of work is extremely expensive. When structural changes are part of your remodeling project then it is essential that you employ a builder who can work within your budget. Always ensure before you start the work that any structural changes, such as the addition or removal of a room divider or the installation of a seat-window or skylight, have been adequately costed into the overall project.

When you are reviewing your kitchen renovation ideas always build in an allowance for unexpected contingencies such as repairs being necessary to plumbing, heating and electrical equipment. There is nothing worse than having an aesthetically pleasing kitchen which is great to look at but in reality is a fire-hazard or energy-monster because of the old and ineffective equipment. In old houses it is highly likely you will need to spend money upgrading this type of equipment.

Once you have addressed the structural and services (heating, lighting, plumbing etc) aspects of the kitchen renovation you can then turn your attention to other aspects like choosing counter tops, cabinets and floor coverings. This is a great area in which to control costs as it is possible to use many alternate materials, that are just as durable and impressive as for example marble or granite, however they cost a fraction of the price of the real material. It is also recommended that you consider buying stock cabinets instead of custom-fitted ones as this too will save you a great deal of money.

If you are like my friend and own an older style home and are not sure whether you can afford to implement your kitchen renovation ideas why not consult with a friendly builder and get an idea of what restoration work is required as well as the cost of appliances and fixtures…. you may be pleasantly surprised.

Rent To Own: An Excellent Way to Get Your Dream Home

rent back

Rent to Own is a very familiar phrase to all of us. Rent to own merchandise has grown to greater heights and some, like Rent A Center and Prime Time, built their kingdom with this business. It is true and almost every one of us knows that we will be paying much more than the worth of goods in this rent to own merchandise. In the case of real estate business as well, this business trick cost you dear.

I know many people who opt for this since they have bad credit record and generally people with good credit avoid going through rent to own route.

This rent to own may be attractive for short term period payments, but for long term payment periods it will turn out to be very expensive. Typically this contract will go for 15-20 months. The claim of paying few dollars a week is really attractive but if you go back and check, you will really become sad in seeing that you have paid more than the double the worth of the item.

In the case of real estate, you will be paying all types of taxes in addition to the rent payments. Like any other rent to own merchandise, rent to own home also has many disadvantages. As I already mentioned, for those who are with bad credits, this is a viable option. But for many others rent to own will drain the wallet much more than that with a mortgage loan. In this case as well, you have to take a mortgage for the final payments.

The one advantage (some may argue it is disadvantage) is that rent to own homes are generally listed by the home owner. In this way you can deal with the home owner directly.

Mostly this process starts as a traditional leasing and then converted to rent to own merchandise, if you want to own the house some time later.

You can make a deal with the home owner and this arrangement can continue for few years until you are ready to acquire the home. Some owners will be very genuine and gentle; they will see that they get the proper value for their home. But some other owners may charge you more amount and they will be inclined to make more profit out of the property.

As I have already said it is a good option if you are in a state with bad credit and getting mortgage loan is a distant possibility. Many people consider this as a better option than an apartment, but many others do not like to go for this option as it is very expensive. With rent to own, you can be happy that you are paying for the home in installments and not the rent.

As all through the article I have highlighted, in some situations rent to own is a fine option. You have to discuss thoroughly with the owner all aspects, the total payment for the home, monthly payments and also the duration of the period. In this process you will know all the details before entering into the deal.

Renovate Your Bathroom in a Green Way

renovation

Green..green..&..green. The word has really become quite important today in the perspective of increasing danger of global warming. We need to protect our resources and ensure that a minimum is wasted, and better if the wasted ones are recycled as well. So the entire focus is on saving the natural resources, be it the construction of your bedroom or renovation of the bathroom. Government and some private organizations like green building association are working towards it and helping residential communities, Realtors, and individuals.

Bathroom is the place of solitude where one want to feel relaxed in a healthy and hygienic environment. The bathroom remodeling may be the initial step of your home renovation. In such blue economy situation, saving money is the top priority while considering bathroom renovation. There is no greater way of adding value to your bathroom than a greener way. The most prominent benefit of green bathroom remodeling is saving of water and energy resources.

Renovation with Recycled Materials

A number of bathroom hardware made of recycled materials are becoming popular like tiles, vanities and flooring. The use of recycled fixtures like refinished counter-tops and sinks encourages green bathroom remodeling and save your valuable money as well as conserve natural resources. The old fashioned claw foot tubs are regaining its popularity and might be a good choice for you.

Reduce the Water Consumption

Minimizing the water consumption must be your top priority while planning for your bathroom renovation in an environment friendly way. It should be considered that how much water is used in your bathroom, during flushing the toilet or during shower. You can reduce your water consumption by almost 20% by switching from old traditional toilet to smaller dual-flush toilet.

Old water guzzling shower heads are the prime culprits of wasting water. Replacing them saves in water bills. Dual- flush toilets help saving the amount of green washed into the toilet. It has two flush modes, one is for number one that flushes less water compared to the number two mode. That will definitely cut down your energy bills.

Remodel with Durability

It has been found that most of the bathroom renovation does last only a few years, and most of the waste that reaches landfill sites come from home remodeling including bathroom remodeling. This kind of bathroom remodeling creates a bad impact on environment as well as on your pocket. You make ensure that your green bathroom remodeling is durable and last longer.

Bathroom Renovation Ideas – Preparation and Inspiration

renovation

Are you tired of the look of your current bathroom layout and feel that it needs a total upgrade? If so you are one of the many people who don’t particularly like the way their bathroom looks. The bathroom is probably the most overlooked room in your home because most people do not feel that the amount of time they spend there warrants the expenditure of money or energy on undertaking a renovation project.

This is in fact quite wrong as a recent study indicates that women will, on average, spend the equivalent of 2 years and 9 months of their lives standing in front of their bathroom mirror fixing their make up and ensuring that they look ‘just right’ before venturing out of the house.

In reality the bathroom home improvement is easily the best place to start you renovation work as you can accomplish quite a transformation with a little imagination, a splash of flair and, of course, a few basic building skills. If you are interested in upgrading your bathroom, but really don’t know where to start, do some research so you can consider the options that are open to you.

The ease of undertaking a bathroom renovation is due to the fact that the average bathroom is quite small in size and therefore a fairly modest remodeling program will have some marked results. Most bathroom renovation ideas are often centered on a replacement of wall and floor tiles as well as the inclusion of new fixtures and fittings. Don’t be put off attempting the project if one of your bathroom renovation ideas includes enlarging the space. The chances are that extending the area of you bathroom will not be too difficult as it could be as simple as removing an adjacent closet or a dividing wall. You will be amazed at how even a relatively small increase of the bathroom area can have a remarkable effect on the look and feel of the room.

Summon Up The Courage And Implement Your Bathroom Renovation Ideas!

Don’t be put off by the big jobs – stripping down the entire bathroom may look like a complicated job but, in all reality, it is quite simple and requires little more than some hard labor by you (and maybe a friend or two). If you are ever going to introduce some good bathroom renovation ideas then you have to get out of your comfort zone and learn some of the skills needed to undertake the work.

If you really are a novice when it comes to renovation work, then it may be in your best interest to engage a professional builder for some aspects of the job. This way you can observe how he approaches the job and you should also be able to throw a few relevant questions his way. Take time and study how to operate the particular power tools needed on the job. Quite often you can download from the internet some quite well presented instructional guides which show you how to use various power tools.

Before you start the bathroom home improvement ensure that you put together a realistic costing for your bathroom renovation. Check some of the online specialty bathroom websites and put together a pricing list for the fixtures such as vanity, light and toilet fittings. We all dream about having gold taps and features in our bathrooms, however, the reality check is that the cost for most people would be prohibitive and well beyond their budget.

When deciding on the look of your bathroom just remember that for many people the bathroom is a private get-away where they like to relax and have a little solitude. If you want to create a sense of tranquility then you should consider going with a classic style that incorporates crisp colors with minimal clutter. By doing this you can create a soft feeling of light and space so that your bathroom becomes a welcoming retreat. If, however, you want to make a statement and don’t particularly want to have to queue to get into your bathroom then go crazy with your creativity and splash around as much color as you like.

Before your bathroom remodeling ideas get the better of you be aware that the whole project will take some time and, unless you engage a professional or take time off from work, there may be some inconvenience while you squeeze the work in at night or during the weekends.

A Word Of Caution

Try to adopt a patient approach and don’t be put off if you initially make a few small mistakes. Even the experts make mistakes at times and even the best bathroom renovation ideas have some inherent problems that will need some corrective action at a later date. Be patient and most importantly, be happy with the thought you’re your workable bathroom renovation ideas are not so difficult after all. With a little forward planning and creativity your new look private oasis can transform before your eyes.

Residential Rental Properties – Five Types

There are many more than five kinds of residential rental properties depending on how you classify them. But from the perspective of basic investment differences, there are five types that come to mind, each with their own problems and advantages. The first type is single family homes.

Single Family Rental Properties

Houses are appealing to investors for a few basic reasons. First, they provide the easiest way to get into real estate investing, because of the financing options and possibility of a low down payment. Second, they can build equity fast during times of rising prices – even if rents are not rising. Third, they can be sold to other investors or home owners. These two markets make the eventual sale easier.

Of course they have problems too. First, it is very difficult to find houses that can produce cash flow after all expenditures are considered. Also, as a single unit, if you lose your tenant, you lose 100% of your income until it is rented again. If you own multiple homes, it can be a lot of work to collect rent and maintain them versus an apartment building with a similar number of units.

Apartment Buildings

The primary advantage of apartment buildings is that the prices are based on income, because unlike houses, only investors are buying them. This means decent cash flow is normal (otherwise why buy?). Also, because the prices are based on net income more than anything else, if you can find a building with low rents, you can quickly increase the value just by raising them. Of course, the primary problem with apartment buildings is the greater difficulty in financing them, and the larger down payment normally needed.

Small Multiple-Unit Residential Rental Properties

Between single family homes and apartment buildings are the duplexes, triplexes and four-plexes. As long as you stay under five units, you can finance these like a home. Though this is an advantage, it is also the reason it is tough to make this type of rental produce cash flow. There are many people out there buying them to live in one unit and get the equity gains from the whole property. Most of them are not thinking of cash flow, so they push the prices too high. It is convenient to live where your rentals are, though, so if you can come close to breaking even, the eventual gain from equity build-up may be worth it.

Low Income Housing

Mobile homes and small houses in need of repairs get their own category because this low income market has unique advantages and problems. Normally you’ll have more late rent payments and other issues with tenants. You also will have more repairs. In general, investing in low income housing means more hassles and more time invested.

What makes it worth it? Cash flow. Suppose a normal three-bedroom house costs $130,000 and rents for $750 per month. You may find a three-bedroom mobile home on a lot nearby for $45,000, and get $600 per month in rent. Repairs, though more frequent perhaps, are cheaper, as is insurance and property taxes. You can see that there is greater potential for cash flow.

Low income housing is all about cash flow. As for the added hassles, there are ways to deal with that. I know a man who has forty rental properties with low income tenants (mostly mobile homes with real estate), and he gives free rent and a small salary to a handyman/manager who does everything from fix toilets to collecting rent.

Other Residential Rental Properties

This “other” category includes the less common residential rentals. Since these properties often don’t have the advantages that the ones above have, people invest in them for one reason: cash flow. For example, a large house that would lose money every month as a normal rental might do well as a boarding house, with rooms rented out individually. This can be very profitable in a college town.

Even less common, but still potentially profitable, are rentals of RVs, or recreational vehicles. You’ll see this more in the southwest than in other areas (it’s almost common in Arizona). Conversion of old motels into residential rental properties is another way investors create cash flow. Certainly there are a few I have missed as well. Probably houseboats are rented by the month somewhere.
