Villa Rentals in Malaga – Spain

Of course the great beaches of nearby Costa del Sol are what have made Malaga one of the most popular regions of Spain. However this town has much more to offer than just seaside and sunshine!

The kings’ palace, Alcazaba, which was built starting in 11th century, is Malaga’s most important building of the Moorish epoch. In its interior you may visit the very interesting Archaeological Museum.

Worth visiting also, are well the beautiful gardens with several fountains, and the remains of a Roman theatre.

Really close to it there is the Castillo de Gibralfaro. Originally it was palace built probably by Phoenicians, but in 14th century Moorish Caliph Yasuf I, had built over it the fortress which is conserved until today. Two of its towers are connected by ducts with the Alcazaba. In Plaza de la Merced is located the house where was born great painter Pablo Picasso.

Malaga is a cheerful town, and the “locos veranos”, the “crazy summers” at its beaches, are famous in all the land. Not only during the summer-season, all the year through you will find an animated nightlife. Going out belongs to an Andalusian’s everyday-life like Flamenco music!

The cuisine in Malaga is light, healthy and typically Mediterranean. Shrimps in all variations, roasted or boiled, and Pescaito Frito, fried fish, are among the major attractions. Regional specialities are Chanquetes, very small fishes of the family of anchovies.

Throughout the mountain-ranges close to Malaga, on the other hand, you’ll find dishes of game, sausages and the famous “Rabo de Toro a la Rondeña”, bull’s tail prepared in the style of the small town Ronda. Vegetarians are able to appreciate the fresh and mature vegetables of the region.

Rental properties are easy to find if you search on the Internet. It is best to go self catering for the best cultural experience. Self catering apartments or house rentals direct from the rental properties owner will usually be the most affordable.

Whether you are looking for a long or short term rental, you should be able to find your ideal apartment in Malaga or villa rental in Malaga

10 Questions You Must Ask A Sale And Rent Back Company

rent back

Before you chose a Sale and Rent Back company you need to find out the following:

1. How long can I stay?

It is extremely important that you receive confirmation about how long you can stay. If you have no set timeframe and want to stay for the long term it is important that you receive confirmation in writing to this effect. This needs to be in both a letter of intent and the tenancy agreement must include a right to renew clause.

2. Will the rent rise and if so, when and by how much?

It is important you get the answer to this question in writing. It is common for landlords to raise rents every year or two but some sale and rent back companies may have longer fixed rent periods in exchange for a lower sale price. Matching annual rent rises with inflation or a small percentage (i.e 4 to 5%) is common. Be wary of a company that says it will never raise rents as they are likely lying (unless they have bought your property for a very small percentage of its market value).

3. Will there be a tenancy agreement?

If you are not offered one consider walking away. Having an Assured Shorthold Tenancy Agreement signed by both parties is very important to protect your rights as a tenant. Without this you may be classified as a squatter and forced to leave your property after the sale.

4. Do you intend to sell the property in the future?

If you are hoping to stay for the long term, obviously you want this answer to be no or not until you decide to leave. A good sale and rent back company will intend to rent out the property for the long term (even if you decide to leave and they have to get someone else in). They will have a buy and hold strategy and should not rely on selling their rent back properties to make their money.

5. Who will be responsible for repairs?

This should be clearly stated in the tenancy agreement but as a general rule the landlord (sale and rent back company) is responsible for all maintenance issues (i.e. broken boiler, leaking roof). This should all be made clear in the tenancy agreement.

6. Can I redecorate?

Most sale and rent back companies (and landlords in general) are okay with their tenants redecorating as long as they do not devalue the property in any way. It is in their interests for their tenants to feel like it is there home. You will need to get permission before you do any work.

7. Can I chose my own solicitor?

The sale and rent back company should allow you to chose your own solicitor and most of the good ones will pay the first GBP 500 of their fees. However, they will normally suggest that you chose one that they recommend. This is because they know they will do the job properly and quickly. One of the main reasons property purchases take so long is because of delays with solicitors so if you do chose your own the sale and rent back company are unlikely to guarantee the completion date.

8. Will any fees be payable upfront?

A good sale and rent back company will not charge you any fees up front. They should pay for any valuations and surveys necessary. If you are asked for any money up front refuse and use another firm. Some less reputable companies ask for a valuation fee and then make a ridiculously low offer.

9. Does the company have references?

A good reputable sale and rent back company should be able to provide you with testimonials from current clients.

10. How long will the process take?

A good company will be able to complete the sale in a timeframe that suits you. If you are not in a repossession situation they should have the ability and experience to complete quickly and stop the eviction (in 1 week or less if necessary). Normally the sale will take about 4 weeks but can be delayed if necessary (i.e. until the redemption penalty on the current mortgage expires)

Western Home Decorating Has Many Aspects

One way to give your home a warm, comfortable look and feel is with western home decorating. As you might expect, there are some items that depict cowboys and rodeos, but there’s a lot more to it than that. Come along while we explore the wide variety of furnishings and accessories that fit right in with the western style of home decorating.

Whether you just want to add a few decorative pieces here and there, or decorate your entire house, western style décor can add charm and down-home coziness. If you don’t already have a few ideas about the look and feel you want, try browsing through a few home decorating or interior design magazines. Also, print and/or online catalogs from western furnishings stores have lots of ideas and suggestions. No matter where your creative ideas come from, the best advice I can offer is to pick at least a few items that reflect your personal interests and maybe even a side of your personality that others might not be aware of. That makes your room(s) unique while allowing you a perfect opportunity for some self-expression.

One of the great things about western home decorating is that it can be done fairly quickly and in a way to fit almost any budget. Since the flavor and feel of a room usually comes from the accessories and accents, you can often decorate a room without buying new furniture and other high-dollar items. You can create the feel you want with items such as an accent rug or two, a few table decorations, a decorative lamp, sofa or floor pillows, some wall art, and whatever else you want that will match or complement the overall desired ambiance.

Often, a fresh coat of paint on the walls will do wonders for a room. Many people like the living room and other common areas to be somewhat of a neutral color. An off-white, light tan or sand color works well for western style decorating, since those are subdued earth tones. A good paint color for bathroom trim might match something in the natural landscape such as a sky blue, forest green or dusty rose color.

Floors are often overlooked when it comes to decorating, which is a shame because area rugs and accent rugs not only serve a useful purpose, but they might also be considered as art for your floor. Rugs that go great in a western styled room include animal skins (real or faux), rugs with a southwest design, sheepskin rugs, and rugs that depict wildlife or horses. There is also a leather shag rug that is made with strips of suede sewn into a rag rug that would look great in many western rooms.

Lamps and lighting fixtures are an essential part of almost any room, but we sometimes neglect to make them fit in with the overall room décor. There are plenty of lamps and lighting fixtures to choose from, including ones made from antlers or small logs or ones with depictions of western scenes that add interest and visual appeal to the western style of home decorating.

Decorative pillows with a bold design and/or a splash of color might be just right for adding a bit of panache to the room. Bright colors or a bold design on a sofa could overpower the room, but pillows and a few other accessories and accents can give you lots of flexibility to get the overall look and feel you want. You can set the mood of the room to be as wild or as mild as you want.

Some items, such as sofa pillows, floor pillows, or table centerpieces, are usually affordable enough that it might be fun to have one set for everyday use and another set that can be put in place in a matter of minutes when certain guests are expected. That way, you can enhance the “wow” factor to fit the occasion.

Small bronze sculptures or horse figurines are a good example of decorations that you can display on a table, in a curio cabinet, or on a knick-knack shelf. One of my favorite things to display is a baseball-sized geode, which is a certain type of rock that has been cut in half to reveal the crystal formations inside.

Wall art includes paintings, drawings, photographs, and more. No matter how a room is decorated, too much bare wall space can often make a room seem unfinished. Plus, items on the wall can reflect your hobbies or personal interests as well as being decorative. Some of the rugs that have a southwestern design or a depiction of a scenic vista or animals are great for hanging on a wall, like a tapestry. It may sound a little unusual, but even things like samples of barbed wire or different kinds of horseshoes can be mounted and framed to make something that really goes well in a western style room.

Whether you prefer the traditional ranch style of western furnishings or the western style with a contemporary influence for your western home decorating, you can be assured that you’ll have plenty of accessories and accents to select from that offer down-home appeal and casual charm.

Kitchen Renovation – A Process Plan Is Essential

renovation

So you are considering doing a major kitchen renovation but are reluctant to embark on it because you have heard from your friends and relatives that such a big project is definitely not fun or cheap and in fact can be down right difficult. Well such views can be well founded but are usually because the project they were involved in was poorly conceived and badly executed resulting in cost over-runs and requiring some very major rectification work.

From the outset if your kitchen renovation is to be successful you have to commit to following a successful process that helps eliminate the vast majority of problems before they occur.

The first (and most critical) aspect of your kitchen renovation is planning the project with care and in doing so you have to address simply every individual aspect of the project. By this we mean that well before you even entertain the idea of engaging a design consultant or contract builder you need to sit down with pen and paper and list every area of your kitchen that needs improvement.

This involves analyising the layout of the kitchen – determine if more space is required, are the current features like sink and work benches in the optimum places, do you have enough storage areas and are structural amendments (like constructing or demolishing walls) likely to be needed. At this point you need to consider the need to improve your kitchen’s functional aspects as well as its aesthetic appearance.

By the rooms aesthetic appearance we mean more than just the color scheme of the room, for example how you need to go about successfully blending the required wall coloring along with contrasting and complimentary colors and texture of the materials used to construct cupboards and work benches.

Functional aspects that need to be addressed also include the decision as to where to relocate essential items such as cookers, ovens, sinks and areas designated for the housing of fixed appliances such as dishwashers and water heaters.

Once you have identified all the areas that your current kitchen lacks (and have put together your wish list of item would like addressed in your new kitchen) you now need to prepare a cost budget. Preliminary costings can be gathered by undertaking some simple research into the cost of the material types and quantities that will be required in any structural work undertaken during the kitchen renovation. Additionally you can visit a local home appliance center and get a guide as to the cost of fixtures, fittings and appliances that you will need. Don’t forget if you buy all your fittings and appliances from one retailer it is likely that you will be able to negotiate a better price than the advertised retail price.

Now here comes the most volatile component of the project and that is the contractors charge including labor rates. For those of you who are going to have to consult directly with a builder and physically show them the room and fully explain the changes you want, you should be open and frank and disclose any problems you currently have regarding the building structure or services like plumbing, electrical and gas. You should ask the contractor to provide a written estimate as to the time the project will take and an approximate cost. If possible try to negotiate a maximum all inclusive fixed cost.

Further you should seek a number of crucial undertakings from the contractor including;

1. They are available to commence work when you require.

2. They will provide dedicated workforce so the project proceeds smoothly and delays will not occur.

3. They, and any sub-contractors they intend to engage, have the experience and expertise to undertake the project.

If you are happy that you could work with the contractor and that the quality of his work will meet your expectations then you should start to refine your renovation plan using their knowledge and expertise.

Providing the householder and contractor keep communications open and cordial it is highly likely that you will have a kitchen renovation completed to your full satisfaction and within your cost budgets.

Sell and Rent Back My House- Advantages

rent back

People may choose to sell and rent back their homes for many different reasons. One of the major reasons why they choose this option is to stop home repossession. However, relocating, releasing equity or the desire to buy a new home are other major reasons why people choose to sell their homes quickly and then rent them back.

There are many situations when people are in need of a considerable amount of money that they can only get by selling their house. Let us imagine I just went through a divorce and I do not want to leave my home, but I have to pay my ex- husband half of the property’s value. If we have not parted in good terms, I probably have to give my ex- husband the money in a relatively short period of time. The only solution available to me would be to sell the house and each of us would get their share. However, I still want to live in that house, so what can I do?  Well, the most suitable and advantageous solution at this point would be to sell and rent back my house. This way my ex- husband can receive his share and then I can keep living in my house. The rent that I have to pay in order to keep living there is determined by different factors, such as: rental potential of the home, location or type of the house, but in general, the rent is relatively small and it allows me to improve my financial situation in time. The period in which I can rent the house is from six months to an indefinite period of time. Moreover, if I sell and rent back my house, I also have the option to buy it back. This of course depends on me and my financial power. The process of selling and renting back a house is very fast and easy. Quick sale investors take care of the paper work and all necessary details.

Another major reason why people choose to sell and rent back their house is to stop home repossession. The amount of money they have to come up with in order to pay off their debts is too large and the period of time is too short. In this situation, selling your house fast to get the necessary money is the best solution. However, if you have invested in the home you are about to sell, there is no point in selling it to someone you do not know, when you can sell it to an investor and then rent it for yourself. By doing so, you can take stop home repossession and still live in the house of your dreams. Furthermore, most of the sell and rent back solutions also offer the buy back option. You are able to buy your house back when your financial situation improves.

When you are facing home repossession, when you need a significant amount of money or going through a tough divorce settlement, selling your house fast and then renting it back is the best solution.

Do You Need a Quick House Sale? If so Then Read On

There could be numerous reasons why you might need to get a quick sale on your home. However your options for selling quickly are somewhat limited. You could try to sell by advertising the property yourself or you could out the sale in the hands of an estate agent. Either of these options will usually provide anything but a quick sale. Your home could be on the market for many months, thats even if it sells at all. Of course you will have had to payout fees to put your home on the market with an estate agent and these do not come cheap.

There is another option that can guarantee a fast home sale and that is by looking online with a specialist company that offers to buy your home for cash and to provide a sale that can take just a couple of weeks or less. With such a company you could apply online using the form provided and after leaving just a few details we will get back to you with a quote as to how much we would pay for your home. If you are happy with the deal and we are too someone will value your home and then provide a written quote. You could then have a sale and get cash in hand from the sale which allows you to get on with your life.

One of the many circumstances that you might be able to benefit from a quick sale is if you are going through a divorce. Divorce is a very stressful and life changing thing to deal with especially if you have to sell the family home due to having to split the sale proceeds between the partners. If this is the case things can be a whole lot easier if you can sell the property quickly and then set about rebuilding your life. However when selling this way if one partner wanted to remain in the property they could choose to look at a sell to rent option which would allow you to sell and then rentback.

You might also need to sell your home quickly if you are emigrating and wish to leave with cash in your pocket from the sale and with no loose ends that would mean you having to come home to tie them up. By selling to a company offering a quick sale you would not have the worry of paying out to put your home on the market with an estate agent and having it stand there for many months. You would know within 24 hours whether this was a suitable option for you to take.

You could also take a quick sale this way if you wanted to get your hands on a large cash sum and do not want to take out a loan or you were not able to get one. You could choose to sell your home quickly to free up the equity in it and pay affordable monthly rent that would allow you to remain in the property as a tenant with the option of being able to buy back in the future.

Home Decorating Ideas: Decorating On A Budget

The decorations have come down after Christmas and the rooms are looking rather bare. Winter is often a drab time of year and, even though the promise of Spring is just around the corner, why not liven your January days up by investing in some home decorating. Home decorating ideas do not have to break the bank; there are plenty of ideas which can make an immediate impact on the interior of your home without spending too much money. At the other extreme, however, you could hire an interior decorator and go the whole hog! Whatever you choose, however, there are plenty of home decorating ideas around – from chic and sophisticated to ultra modern, or the contemporary cottage look with beams and home-crafted cushions. Home decorating ideas is really a matter of personal preference and depends on the kind of home you have and the lifestyle you live there.

To change the look on a shoestring, alter the positioning of the furniture. If, previously, it was against the walls, pull it all out and reposition it at angles. What about changing the dining room to the lounge and the lounge to the dining room for an immediate change? Even in the smallest houses, there is usually sufficient room to make this change. I did this one weekend a few years ago and it has become an almost annual alteration. My front room [the traditional lounge area] runs through into the traditional dining area with a large opened out area in the wall between. This ‘opened-out’ area was knocked through before I bought the house, and it is neither an open-plan nor an appropriate size to be closed off by double doors. It looks what it is – a big square gap in the wall, with a wood surround to finish it off! I have actually arranged with a local builder to have this altered to a brick-faced archway. It will certainly look a lot better!

If you are on a budget, even painting one wall as a focal point will look cleaner and brighter. There are plenty of inexpensive wall hangings you can buy from companies like IKEA, the Swedish company with many outlets in the UK. Plants will also liven up any home decorating ideas – they come in a multitude of styles and sizes and are readily available from garden centres which often have huge arrays on display. If, like me, you keep forgetting to water your plants, you would probably be better advised to place silk plants around your home. Their quality is extremely good and they look remarkably lifelike these days.

Home Decorating Ideas offers quick cheap tips on how to decorate your house. Includes tips on decorating the office, living room, bedroom, kitchen and more.

Kitchen Renovation Guide

renovation

With all of the possible upgrades and unexpected problems that can arise in a home remodeling project, it is really easy for your budget to spiral out of control. By following a few simple rules, you can avoid those headaches. Here are some things to think about–even before you begin your remodeling project.

1) Anticipate Your Budget Going Over- 9 times out of 10, your remodeling project is going to go over budget because of unexpected expenses. Regardless of which room you decide to remodel, you will typically find your ultimate cost to be about 25 percent higher than your original estimate. The same 25 percent figure also applies to the amount of time it will take to complete the project.

For example, if you have decided to spend $10,000 to remodel your kitchen and give yourself five weeks to finish the job, you can generally expect to end up spending about $12,500 and seven weeks on the project. There are no hard-and-fast rules, but one thing experienced remodeling professionals have learned–always expect the unexpected.

2) Research Everything- Do lots of research concerning the materials you will be using and the specifications of each product. Go to your home improvement store to get test paint color samples. They should be knowledgable about current trends and the latest products on the market. Don’t assume that the big box stores are going to have the best prices. Even though they have the buying power, you can find the same extra products online for a lot less because they don’t have the overhead of the retail stores.

3) Don’t Put Off The Small Items- Once you’ve decided on your main components, don’t forget to spend time on the small things, as well. It’s easy to get caught up focusing on the big ticket items, but it’s often the interior design details, like trim, accent colors, and hardware that really make a remodeling project come to life.

4) Anticipate Problems and Delays- Inevitably with every project you are going to run into scheduling problems and design flaws. Keep in mind that no two renovation projects are going to be the same, so even experienced renovators are you’re going to make mistakes. Odds are you’re going to change your mind and do things somewhat differently than you had originally planned, and you’re going to run into things that you hadn’t anticipated.

5) Higher Price Doesn’t Always Mean Higher Quality- This is where the research comes in. For some materials you are only paying for the brand name. Kitchen Cabinets is the perfect example. By researching different cabinet manufacturers and distributors, you will often find that some of the lower priced cabinets offer the same quality at a more affordable price. Other materials, such as windows and basic supplies will generally reflect the quality in their price. Focus on quality and use the best quality of materials you can afford.

Overall, remodeling can be a rewarding experience, if you just follow a few simple rules and use common sense along the way. Whether it will be your first project or you have several under your belt, these rules will apply for all your renovation projects.
